The northern most beaches are the off-road, 4 wheel drive only beaches.
These are unique to the East Coast because there is only one way in and one
way out. All accesses are by sand, up the beach and the sand ramps over the
dunes to interior lots. There are no plans to pave a road in the 4WD area.
Due to the preserves it would take an act of Congress, literally, to have
this happen. Lots are affordable here and have appreciated considerably over
the past 3 years.

When purchasing vacant land in the 4WD beaches your Buyer's agent will place
certain contingencies in your Offer to Purchase and Contract. These will
include a site evaluation and a CAMA inspection, if necessary. Also, it is
a good idea to ensure that you have a new survey done. Sand shifts and
because there is little signage or street designations to help you locate
the lot you desire, a survey helps to ensure that you are purchasing the
right lot.
The site evaluation needs to be specific in the size of the house you desire
to build on the lot, number of bedrooms and occupancy. The site evaluation
will determine if a house the size you want can be placed on the lot and if
you will need to fill any of the lot. This is important because fill can
add quite a lot of $$$ to your bottom line.
Oceanfront and semi-oceanfront lots should be inspected by a CAMA officer
to determine the set backs for building. You may have a large lot but only
a very small area to build, depending upon dune lines and vegetation lines.
Ask your agent to ensure that you are protected with these specific
contingencies in your Offer to Purchase.
